Everywhere else in the country, fall is when people go inside. Here it’s the opposite. July and August in Collin County are the months you sprint from the car to the door, and the patio sits empty because standing on it feels like standing in an oven. Then the first front comes through, and suddenly the backyard is where everyone wants to be.

That’s the window. Roughly from the first cool evening through the holidays, North Texas gets the outdoor living season that most of the country gets in June. Cool mornings, comfortable nights, games on the weekend, people over. It’s genuinely the best time of year to own a backyard here, and it’s the reason patio covers and pergolas are the projects our customers most often wish they’d started sooner.

Outdoor living is one of our favorite parts of the business, partly because it’s the one project people are excited about instead of dreading. Nobody is thrilled to buy a roof. Everybody is thrilled about a backyard they finally want to sit in.

Here’s what we build and what each one actually does for you.

A full patio cover gives you solid overhead protection, which means shade during the day, a dry place to stand when the weather turns, and a space you can put real furniture under without hauling it in every time clouds show up. Built right, it reads like it was part of the original house instead of something bolted on afterward. That’s the detail we care about most: the roofline, the pitch, and the shingles should match what’s already there.

Pergolas

A pergola is the lighter option. An open-slat overhead structure, partial shade, and a lot of architectural character in a yard that otherwise feels flat. The question we get most in early fall is some version of “can you still get this done in time?” The honest answer is usually yes, and it depends on when you call.

Here’s the sequence a covered patio actually moves through. We come out and look at the space, talk through how you use it, and take measurements. You get a clear written estimate with the scope, the materials, the timeline, and the warranty spelled out. We handle the permitting on shade structures, which takes as long as your city takes. Then we build, and on most patio covers that’s a matter of days once we start, not weeks.

Add all of that up and the honest planning window is a few weeks from the first phone call to the first evening you spend under it. Not months. But not next weekend either, and that gap is exactly where people lose a season.

Most fall roofing advice is written for places that get snow. Ice dams, snow load, gutters full of maple leaves. None of that applies in McKinney. Here, fall is simply the first stretch of the year when it is pleasant to be on a roof, which makes it the natural time to have someone take a look at yours.

A Texas summer is hard on a roof. Four months of heat and sun wear on the shingles and the seals around vents, and a little of that is normal wear on any roof in this climate. It is the kind of thing that is easy to spot when someone is up there looking, and easy to miss from the ground.

One thing worth saying plainly, because a lot of homeowners get pitched otherwise: in Texas it’s illegal for a contractor to waive your insurance deductible, and your insurer can ask for proof that you paid it. Windows Before the Heating Season Starts

You just paid your last brutal cooling bill of the year. That’s usually the moment window replacement moves from “someday” to “this year,” and fall is a good time to act on it, because the install goes in clean weather and you get the benefit through both the heating season and next summer.

What we handle on the window side:

  • Full window replacement: Energy-efficient windows built for the Texas climate, in single-hung, double-hung, casement, sliding, picture, and bay styles.
  • Foggy and broken seal repair: That haze between the panes means the seal has gone, so the window is not insulating the way it should. It is one of the most common calls we get and one of the most satisfying to fix.
  • Single-pane to double-pane upgrades: In an older McKinney home, this is the change people feel in the room and see on the next bill.
  • Grid removal and style updates: Sometimes the glass is fine, and the house just looks dated. Changing the grid pattern changes the whole front elevation.

Fence work is one of those jobs that is genuinely nicer to do in the fall. The ground is workable, the crew is not standing in hundred-degree heat, and a fence built in comfortable weather goes up cleanly and quickly.

It is also the stretch where you get to pick your date. Our fence calendar moves predictably this time of year, so you can plan around a weekend or a family visit instead of taking whatever slot is open.

Two easy ones: keep the gutters clear, and keep tree limbs from resting on the shingles. After that, have somebody take a look once a year. That is what the free inspection is for, and there is no obligation attached to it.

Your windows

Give the tracks a clean now and then, and keep the small drainage slots along the bottom of the frame clear so rain can run out the way it is meant to. If a window starts sticking, mention it, and we will have a look.

Your fence

Keep dirt and mulch pulled back from the bottom of the posts so the wood is not sitting in damp soil. And if a gate starts to drag, a small hardware adjustment early is a five-minute job. Easy things, and they add years.

Your Fall Exterior Walk-Around

Give yourself fifteen minutes and a lap around the house. You can see most of what matters from the ground, and please stay off the ladder. That part is our job.

  • Gutters and downspouts: Look for the gritty shingle surface collecting at the bottom. A little is normal, especially on a newer roof.
  • The roofline from the ground: Curling corners, uneven rows, a shingle out of place, or a section that looks darker or patchy than the rest.
  • Around the vents and pipes: The rubber collars up there dry out over time in this climate. Easy for us to spot, hard to see from the ground.
  • Ceilings and the attic: A glance up for any discoloration, particularly near a wall or a chimney.
  • Window seals: Fog or haze between the panes means the seal has failed. Also feel for a draft at the frame on the first cool morning.
  • Fence posts and gates: Give a post a nudge near the ground, and see whether the gate still swings and latches easily.
